Our Experience and Some Important Operational Practices

The firm has reliable and legitimate dealings of real estate properties in the Southern Tagalog Provinces (Laguna, Batangas, Cavite, Rizal) of Region IV-A of the Republic of the Philippines. 

The firm has direct contact with the property owners of all the properties listed / advertised here. Thus, it prefers to deal directly with the buyers and not with any representative or agent.

The available documents regarding the properties listed are the following:
·         Transfer Certificate of Title (Title Number, Registered Owner(s), Address of Owners, Location of the Registry of Deeds where Property is Registered, Technical Descriptions of the Property, Total Area of the Property, Date of the Geodetic Survey of the Property)
·         Tax Declaration of Real Property (Title Number, Tax Declaration Number, Property Index Number, Market Value, Assessed Value)
·         Receipt of Real Estate Tax Payment (Latest Date of Payment of Real Estate Tax and Period Covered by the Payment)
·         Plan of the Property (The Shape of the Property, Location, Access Entrance to the Property, Proximity to Road Network,  and Proximity to Established / Known Landmarks)
·         Authority to Sell (Expressed Written Authority Issued by the Property Owners to the Property Broker(s) / Agent(s) to Sell the Subject Property in this Business Transaction at Predetermined Commission of Five (5%) Percent).

Any of the first four (4) documents could be requested, only after the earnest money {about five (5%) percent of total selling price} had been deposited to an escrow account and the Contract to Buy between the seller(s) and the buyer(s) had been completed and notarized. Note, however that the following information shall be withheld / omitted in order to protect the interests of both the sellers and brokers / agents who are bound by the conditions stated in the Authority to Sell, specifically: names, addresses and telephone numbers of the property owners; specific locations of the subject properties; title, tax declaration and property identification numbers of the subject properties. But the said information shall be made available before the signing of the Deed of Sale between the seller(s) and the buyer(s).
